Heartwood is a community taking shape in the North Georgia countryside — twenty-four homes, built around longevity, restoration, and a life lived close to the land.
Join the Waiting ListA few years ago we left the suburbs for a more rural life, chasing the things that actually make us well: clean air and water, natural light, quiet, real materials, and plants, flowers, and animals within eyesight and earshot. We built those into our own home — and into Santerra, the wellness destination we're designing in Arizona.
Along the way we realized something simple: many of us don't just want this on vacation. We want to live in it. Heartwood is our answer — a small community of homes designed so that wellness isn't somewhere you go, but where you live.
And we're not alone. The Wall Street Journal reports that boomers — who hold some $110 trillion in wealth — are upsizing into homes built for family, health, and aging well, not downsizing. Wellness real estate is growing 3.5× faster than construction itself, and homes built this way command a 10–25% premium. The world is catching up to what your body has known all along.
Single-story homes in reclaimed barnwood and stone, under black standing-seam roofs. Walls of glass and window-wall doors open wide to a private pool and courtyard — blurring the line between indoors and out. Natural materials, daylight, and clean air in every room. Luxury that feels like the country, not a showroom.
Walk or ride the perimeter trail through peach orchards and hardwood woods. Spring-fed ponds, gentle hills, and miles of quiet path — the land is yours to roam in every season.
Shared tables and firepits at sunset. Pickleball, gardens, and a clubhouse at the center of it all. There's always something to do — and always someone to do it with.
Heartwood homes are shaped by biophilic design — natural materials, daylight, fresh air, and a constant connection to the land. Wellness isn't an amenity here. It's built into the walls, in three layers.
The healthy-home baseline
Fresh, filtered air and clean water. Circadian lighting that follows the sun. Non-toxic, low-VOC materials throughout — the invisible systems that keep you well without ever thinking about them.
Built to help you recover
Sauna and cold plunge. Deeper sleep by design. Red-light recovery and room to move — so your body repairs a little more every single day.
Calm for the nervous system
Natural, biophilic materials and true indoor-outdoor flow. A quiet room to think, a fire to gather around, greenery and light at every turn — spaces that settle you the moment you step inside.
We're building Heartwood a few homes at a time and sharing it with a small group first. Add your name for early updates, first looks, and priority as homes become available.
