Meanwhile a growing number of clients arrive already asking about air, water and sleep. Some have been researching it for years and want it designed in from the first set of drawings. Others get there the hard way. Either way, there is no package to hand them.

“This is our last house. I want the air and the water to be the best they can be. Where do we start?”
“Can we test the well before we finalize the plumbing, so the treatment is sized to what is actually in it?”
“What is the best whole-house filtration you can put in? I do not want to be changing pitcher filters.”
“I have read about circadian lighting. Is that something you can actually build in, or is it a gadget?”

Every one of these has a design answer, and the answer is better and cheaper the earlier it is asked. Ventilation and filtration, water treatment sized to a real test, circadian lighting, mechanical quiet enough to sleep through. None of it can be added at trim, because ventilation, filtration, radiant and sensor runs are framing decisions. A client who asks after move-in has already lost most of the options. That is why this is a conversation with a builder, at design.
